- If you rent out a home in England, the wiring must be inspected and tested at least every five years.
- You need to give tenants a copy of the report, and your local council can ask to see it.
- We inspect, test and report, then explain anything that needs attention in plain English.
Rules in Scotland, Wales and Northern Ireland are different. This is a guide, not legal advice.

Are you insured?
Yes. We hold £2 million public liability insurance.
Do you guarantee your work?
Yes. We guarantee our workmanship for 12 months.
How do I get a price?
For many jobs the price or a price range shows when you book. For jobs we need to see, send photos on WhatsApp or book a visit, and we will quote in writing.
Do you charge VAT?
We are not VAT registered, so we do not add VAT to our prices.
What happens after I book?
We check your request and confirm it by phone or message. You get a private link where you can see your booking or cancel it.
Can I cancel or change a booking?
Yes. Use your private link or call us. Our booking terms explain the notice we ask for.
What is an EICR?
An Electrical Installation Condition Report. It is a full inspection and test of the fixed wiring in a property, with any problems coded C1, C2, C3 or FI (see the table above). Landlords need one at least every five years in England, and many home buyers ask for one.
Do you do PAT testing?
No, we do not offer PAT testing. We work on the fixed wiring and fittings in homes.
